Inside, you'll find a comfortable and stylish space equipped with everything you need for a self-catering stay. The fully equipped kitchen includes a fridge, hob, oven, kettle, toaster, freezer, and all the necessary cooking utensils to prepare a delicious meal while enjoying the breath-taking scenery.

The living space is roomy and inviting, complete with a cosy corner sofa, coffee table, and a 50" smart TV with access to popular streaming services like Netflix, Prime Video, and Disney+. The large breakfast bar is perfect for enjoying meals, and the front patio doors and windows provide stunning views of the sea. The bedroom features a luxurious double bed dressed in Egyptian cotton linens, adjustable bedside lamps, blackout curtains, and a spacious wardrobe with hangers, an iron, and an ironing board.

The apartment can accommodate up to four guests with its full-sized bunk beds located in the hall area, and each guest will be provided with soft cotton towels for their stay. The bathroom is fully equipped with an enclosed walk-in shower, toilet, wash basin, and heated towel rail, and linen and towels are also included.

Outside, the patio area is furnished with comfortable outdoor furniture and offers stunning sea views, perfect for relaxing after a day at the accessible nearby beach. HOLIDAY LETTING AGREEMENT - TERMS AND CONDITIONS

1. The Guest will:

1.1. keep the interior of the Apartment in a good, clean and tenantable state and condition and not damage or injure The Apartment or any part of it
1.2. keep apartment in a good and clean condition including all contents and report any breakages/damages to Property Manager
1.3. not make any alteration or addition to the Apartment nor to do any redecoration or painting of the Apartment.
1.4. not do or omit to do anything on or at the Apartment which may be or become a nuisance or annoyance to any owners or occupiers of adjoining or nearby premises
1.5. pets are permitted with Owner’s consent; they must be well behaved (toilet trained and not loud) and must not be left unattended in the Apartment. The Guest will be responsible for all damage/extra cleaning or issues caused by the pet(s)
1.6. not use or occupy the Apartment in any way whatsoever other than as a private holiday residence for a maximum of 4 persons.
1.7. not assign, sublet, charge or part with or share possession of occupation of the Apartment.
1.8. allow the Owner / Property Manager or anyone with the Owner’s written permission to enter the Apartment at reasonable times of the day to inspect and carry out any necessary repairs and gas inspections, provided the Owner / Property Manager has given reasonable prior notice (except in emergency)

2. To place a booking with us the lead guest must be at least 18 years of age. The maximum number of staying guests is 4 people. Where the person making the booking is different to the lead guest taking up the occupation, the person making the booking may be held responsible for cancellation, non-arrival and damages as set-out within. Only the lead guest and the named booking party are allowed to use the property and its facilities.

3. To secure any booking we require a deposit to be paid in advance, this deposit amount is = 20% of total cost

4. Full balance must be paid at least 14 days before your arrival date

5. Deposits are only refundable under the conditions set-out here within.

6. Payments can be made online / by digital bank transfer / PayPal.

7. All guests agree to respect the privacy and peace of all other staying guests, neighbours and the owners at all times. We reserve the right to cancel a booking with immediate effect if guests are not honouring this agreement or causing a disturbance / nuisance to other guests, neighbours or the owners.

CHECK IN & CHECK OUT
Guests must check-in and check-out by the times stated below;
• Check-in 15:00pm and before 23:59pm on day of arrival
• Check-out by 11:00am on any departure date
CANCELLATIONS, RETURNED DEPOSITS & NON ARRIVALCONDITIONS
Guest who needs to cancel a booking should contact us as soon as possible. Deposits already paid are only returned in accordance with the following conditions.
Cancellation made 14 days or more of arrival date = 100% of deposit refund
Cancellation made 14 days or less of arrival date = No refund issued, full amount of booking due.
Non-arrival guests, who are unable to attend or fail to attend for whatever reason forfeit their deposit paid and the full amount of the booking will be due. It is suggested that booking guests take out appropriate holiday / cancellation insurance where required.
In the rare event we need to cancel your booking with us, please be aware that we cannot be held liable for circumstances beyond our control and that our liability to you is limited to the refund of any payment already made.
WIFI FAIR & APPROPRIATE USAGE POLICY

Where WiFi Internet access is provided, guests accept to use this access to the Internet fairly and appropriately. We may monitor network performance and user usage in order to maintain a fair and high level of service to all our guests.

The Internet access provided is intended for general use such as access to the world wide web, email, messaging, social media, light video / music / media streaming. It is not intended or ideally suited for heavy media streaming, online gaming, extensive downloads / uploads. Access to illegal activity or use of our network for illegal activity is prohibited and will be reported to local authorities.

DAMAGES & LOST PROPERTY

We reserve the right to charge the lead guest for any damages caused through the course of a booking by any member of the booking party. This includes breakages, spillages, stains, damage to furniture or fixtures and fittings. Any accidental damages should be reported as soon as possible in order to minimise damage and associated costs. Lost keys will incur a replacement charge per key.

Any lost property, if discovered and found, left behind by guests during a stay will be held for a period of 1 month. While we will make our best efforts to reunite lost property with their owners we accept no responsibility in replacing lost items and encourage guests to ensure they have all their belonging before checking-out. We may offer to post lost items via recorded delivery at the cost of the property owner, otherwise collection can be arranged.

SMOKING
Smoking of any tobacco products including, but not limited to cigarettes, pipes, e-cigarettes, e-liquids, cigars, snuff or chewing tobacco, is only allowed outside and is in accordance with the Health Act 2006.

PETS & SERVICE DOGS
We accept well behaved dogs for the additional fee of £5 per night, to a maximum of 2 dogs. Extra charges will be charged up to 10 days before your arrival or on arrival.
PARKING
1 allocated parking space is available outside the property. Where on-site parking is provided guests accept that they park their vehicles at their own risk

YOUR PERSONAL DETAILS & PRIVACY
We are required to keep a register of guests over the age of 18 who stay with us, this includes full names and nationality, and/or passport numbers, place of issue. This is in accordance with the (Immigration (Hotel records) Order 1972). These records are kept for a minimum of 12 months and in accordance with the DPA (Data Protection Act 1998) and the GDPR (General Data Protection Regulation).
Our policy surrounding the personal details you provide as part of any booking or enquiry through this website / or third party website, including the privacy of those details are explained and set out in our Privacy Policy which you can read here.
You accept that any entries you make to an on-site guest book, if available, will not contain personal information or details you would not want disclosed. Any entries containing personal details that may fall into the DPA and GDPR may be removed and destroyed.
OUR RIGHT TO CANCELLATION
We reserve the right to cancel any booking without compensation, refund or reimbursement if the terms of these conditions are breached.
You agree to comply with the regulations set out in any property manual at the Property and any other regulations reasonably specified by us from time to time and ensure that they are observed by all members of your party. You agree to keep and leave the Property and the furnishings, including items such as kitchen equipment, crockery and glasses clean and in good condition. You agree not to cause any damage to the walls, doors, windows, or any other part of the Property nor to do anything that may be reasonably considered to cause a nuisance or annoyance to us or to any other occupier of adjoining or neighbouring properties.
You agree to take all necessary steps to safeguard your personal property while at the Property. You agree to ensure that each member of your party is covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage).
You cannot allow more people to stay in the Property than expressly authorised, nor can you significantly change the makeup of the party during your stay in the Property, nor can you take your pet into the Property unless permitted by us in writing in advance. If you do so, we can refuse to hand over the Property to you, or can require you to leave it. We will treat any of these circumstances as a cancellation of the Booking by you and we shall be under no obligation to refund you for any fees already paid to us in those circumstances. Any refund will be at our sole discretion. You agree to allow us or any representative of ours access to the Property at any reasonable time during your stay for the purpose of essential repairs, in an emergency or to ensure you are complying with this Booking Contract.
Limit of Liability
Our maximum liability for losses you suffers as a result of us acting in breach of this Booking Contract is strictly limited to the amounts received by us in relation to your Booking. We shall not be liable for any losses which are not a foreseeable consequence of us breaching this Booking Contract. Losses are foreseeable where they could be contemplated by you and us at the time your Booking is confirmed by us. Your Booking is made as a consumer for the purpose of a holiday and you acknowledge that we will not be liable for any business losses howsoever suffered or incurred by you.
For the avoidance of doubt, we shall not be liable to you or responsible for:
• any issue between you and us regarding the Booking;
• any failure in relation to any payments due to the failure of a payment solution provided by a third party; and
• the rejection of any payment of yours by a third party payment solution provide
